PINNACLE, in partnership with Berkshire Hathaway (BH) allows deferred payment for all work until the close of escrow. You get my expertise in fixing up homes combined with a professional designer and a project manager to oversee your job. There are no loans, financing fees, or carrying costs, and the work is competitively priced. All costs are clearly listed on the job proposal and contract.

The Santa Barbara Market

Santa Barbara median prices climbed 5 percent and the number of home sales increased 6 percent in 2019. Being up 5 to 6 percent sounds great but the Thomas Fire soured the 2018 market to such a degree that it was nearly certain that 2019 would be better. If you take out Montecito and Hope Ranch, the number of homes sold in SB and Goleta was essentially flat.

The Montecito Market

Montecito sales were up 50 percent with 27 percent more homes for sale compared to last year. Prices should have soared – and they did – median prices were up 12.6 percent. However, prices had dropped in 2018. Using a two year time frame to include the effects of the Thomas Fire, Montecito sales are up 1.8 percent per year and median prices are up less than 1 percent per year. From this perspective sales are essentially flat and, after inflation, prices have dropped.

However, the no – growth market appears to be ending because buying pressure is building throughout the market, including Montecito. Stock market wealth is up; interest rates are down. 2020 is potentially going to be a very good year.
