The Santa Barbara Market
Santa Barbara median prices climbed 5 percent and the number of home sales increased 6 percent in 2019. Being up 5 to 6 percent sounds great but the Thomas Fire soured the 2018 market to such a degree that it was nearly certain that 2019 would be better. If you take out Montecito and Hope Ranch, the number of homes sold in SB and Goleta was essentially flat.
The Mesa Market
Mesa sales were up 12 percent, with 13 percent fewer homes listed for sale, compared to 2018. Usually, increases in sales and a decrease in supply sends prices soaring but Mesa median prices did not change last year. When you count inflation, prices have dropped.
However, the no-growth market appears to be ending because buying pressure is building throughout the market, including the Mesa. Stock market wealth is up.interest rates are down. 2020 is potentially going to be a very good year.
