The Mesa Goes Up and Up

There is a pending sale at 2339 Edgewater. It is listed for $3.395 million and was on the market for only 15 days. A pair of Marine Terrace homes, one at $2.2 million and the other at $2.249 million, went pending after hitting the market in just six and three days respectively. A 2- bedroom, 1-bath at 1121 Del Sol listed for $1.475 million sold on the eighth day. We have a new listing in our office on Campanil for $5.75 million. There are two ocean front homes between the Mesa and Hope Ranch—in 93109—currently listed for more than $11 million each . Our neighborhood is rapidly becoming what it was always destined to become—an ocean front neighborhood filled with fine homes.

Capture Pier

The 425-foot Pleasure Pier, 1901-1929, in the foreground, was popular with tourists and locals who fished from the pier. It was torn down in 1929 after shifting sands from harbor construction filled the area. You can see the Potter Hotel, 1903-1921, to the left, and Stearn’s Wharf, opened in 1872, is in the background.

In the past 12 months, the median house price on the Mesa has increased from $1.21 million to $1.4 million. That is an increase of 15.7 percent—higher than the 13 percent increase for all south coast neighborhoods. Houses are doing better than condos and low-priced homes are doing better than expensive ones.

Sales of south coast homes between $2 and $5 million increased only 3.2 percent in the past twelve months, while condos sales were up 6 percent. The amount of money a Mesa seller received compared to what they were asking firmed up over the past year. Two years ago, sellers received 92 percent of the original asking price. Last year it increased to 95 percent.

In 93109 there are 17 current active listings—15 houses and 2 condos— down from 21 in March. So few homes for sale make it a tight market. There are many buyers interested in the Mesa right now, and not much to show them. I have two current Mesa listings, and three more in the preparation stage—coming soon. In the Multiple Listing Service (MLS), there were 104 sales reported in the Mesa or Campanil areas in 2017. That’s 208 sides—one each for buyer and seller. Berkshire Hathaway had 60 sides. That is 29 percent of all MLS sales. The second most productive company in the MLS was Village Properties. They had 25.5 sides—12 percent—less than half of Berkshire Hathaway, making us by far the dominant company. For 93109 sales in 2017, I was more than the top agent in the top company in town—I was the top agent from all companies in the MLS.
